System size is measured in tons and depends on your home’s square footage, insulation, number of windows, and layout. A 3.5-ton system typically covers 1,800 to 2,200 sq ft, a 4-ton system covers 2,200 to 2,600 sq ft, and a 5-ton system covers 2,600 to 3,200 sq ft in the DFW climate.
What SEER rating should I choose?
As of 2023, the minimum SEER2 rating in Texas is 15. Higher-efficiency systems (17 to 20 SEER2) cost more upfront but save significantly on energy bills. For most DFW homes, a 16 SEER2 system offers the best balance of cost and efficiency.
